Deck Waterproofing in San Diego County

A walkable waterproof deck system, built up in layers over a properly prepared surface, is the difference between a deck that lasts fifteen years and one that leaks in two. We install and repair deck waterproofing across San Diego County, and every job starts by finding out what is really going on underneath.

Signs your deck needs attention

When to call us

  • Hairline cracks or spider cracking in the walking surface
  • Bubbles, blisters, or soft spots underfoot
  • Stains or drips on the ceiling or stucco below the deck
  • Ponding water that sits after rain instead of draining
  • Coating worn through to plywood or lath at high traffic areas
  • Rust stains bleeding from flashing or railing posts

Why decks fail in San Diego

Most of the failed decks we open up were waterproofed correctly once, decades ago, then resealed over the top every few years without anyone checking what was happening underneath. Sun breaks down the topcoat, hairline cracks let moisture reach the plywood, and by the time a stain shows on the ceiling below, the substrate has been wet for months. A new coat of sealant over that deck is a cosmetic fix on a structural problem.

How we do it instead

We start by testing the surface and opening up suspect areas. If the plywood is sound, we prep it properly: grind or strip the failed coating, replace flashing that has reached the end of its life, correct slope so water moves to the drains, and then build the new system in layers. Base coat, reinforcing fabric, intermediate coats, and a UV stable textured topcoat rated for foot traffic. If the plywood is not sound, we tell you, we show you photos, and we replace it before any coating goes down.

What you end up with

A seamless walkable membrane that is flashed into the walls and posts around it, sloped to drain, and finished in a texture and color that suits the space. We quote the whole scope up front, the owner walks the job, and you know exactly what was done under your topcoat because we document it.

Scope of Work

What a full deck system includes

  • Surface prep: stripping, grinding, and moisture testing before anything is applied
  • Substrate repair: plywood replacement and dry rot repair where needed
  • Metal flashing at edges, posts, and wall transitions
  • Reinforced waterproof membrane, lath and polymer or fluid applied
  • Slope correction so water reaches drains and scuppers
  • UV stable textured topcoat rated for daily foot traffic

Pricing, Honestly

What drives the cost

Deck waterproofing pricing in San Diego depends mostly on what we find under the existing surface. A structurally sound deck that needs a new system is a very different job from one hiding wet plywood and rotted framing. Square footage, the number of posts and wall transitions to flash, and drainage corrections drive the rest. We give you an itemized owner-reviewed quote after a free on-site assessment, so you are never paying for a mystery.

  • Condition of the plywood and framing under the current coating
  • Square footage and the number of edges, posts, and transitions to flash
  • Slope and drainage corrections needed to stop ponding
  • System selected: polymer and lath, fluid applied, or hybrid

How We Work

Diagnose. Prepare. Seal and verify.

01 / Diagnose

Find the true source

We trace where water is actually entering before anything is quoted. Sealing over a mystery is how the same failure happens twice.

02 / Prepare

Fix what is underneath

Substrate repair, flashing, and slope come before any product goes down. It is the part of the job you never see, and it decides everything.

03 / Seal + Verify

Install the right system

Materials matched to your surface and exposure, installed to spec, checked before we call it done.

Straight Answers

Questions we hear about this work

How long does deck waterproofing last?

A properly installed system over a sound substrate typically serves well past a decade in the San Diego climate, with a maintenance recoat extending it further. The systems that fail early are almost always the ones applied over unresolved damage, which is why we inspect and repair before we coat.

Can you just recoat my existing deck coating?

Sometimes, and when that is the honest answer we say so. If the existing membrane is bonded, dry underneath, and structurally sound, a preparation and recoat saves you real money. If testing shows trapped moisture or delamination, recoating would only bury the problem, and we will show you exactly what we found instead.

How long does the work take?

Most residential decks run a few working days: demo and prep, repairs, then the membrane system built up in coats with cure time between layers. Weather affects cure schedules, so dry season projects move fastest.

Do you repair the dry rot you find?

Yes. Substrate and framing repair is part of nearly every honest deck waterproofing job, and we handle it in-house rather than coating around it or leaving you to find a second contractor.
