Deck Coating Restoration in San Diego County

The cheapest waterproofing project is the one where the membrane underneath is still good. Deck coating restoration renews the wear layer of a sound system before UV and traffic wear through it, at a fraction of the cost of replacing a failed deck.

Signs your coating is due for restoration

When to call us

  • Color fading and surface chalking when you rub your hand across it
  • Texture worn smooth in walking paths and doorways
  • Fine surface crazing that has not yet opened into cracks
  • Small isolated blisters or edge lifting caught early
  • A deck system past the midpoint of its service life
  • You want the color or texture updated while protection is renewed

The maintenance window

Every walkable waterproofing system has a wear layer designed to be renewed. San Diego sun chalks the topcoat, foot traffic thins it in paths, and at some point the wear layer stops protecting the membrane below. There is a window, usually years wide, where a preparation and recoat restores full protection. Miss the window and water reaches the membrane and then the plywood, and the project becomes a replacement instead.

What restoration involves

We test adhesion and moisture first, because recoating a failed system would just be an expensive way to hide a problem. If the system is sound, we clean and abrade the surface, repair isolated damage, rebuild texture in worn areas, and apply new intermediate and topcoats bonded to the existing membrane. The deck comes back with fresh color, restored texture, and its waterproof rating renewed.

Honest triage

Some decks that come to us for restoration actually need replacement, and some decks scheduled for replacement only need restoration. The moisture meter and adhesion test decide, not the sales pitch. We show you the readings and quote the project the readings support.

Scope of Work

What restoration includes

  • Adhesion and moisture testing to confirm the system is restorable
  • Deep cleaning and mechanical abrasion for bond
  • Isolated repairs to damaged or lifted areas
  • Texture rebuild in worn traffic paths
  • New intermediate and UV stable topcoats
  • Color selection from the full system range

Pricing, Honestly

What drives the cost

Restoration is priced primarily by square footage and surface condition, and it costs a fraction of a full system replacement because the membrane and substrate work is already done and holding. That is the entire point of catching a deck in the maintenance window. The assessment is free and the readings tell us together whether restoration is the honest recommendation.

  • Square footage and current texture condition
  • Isolated repair count
  • Coating system compatibility
  • Color and texture selections

How We Work

Diagnose. Prepare. Seal and verify.

01 / Diagnose

Find the true source

We trace where water is actually entering before anything is quoted. Sealing over a mystery is how the same failure happens twice.

02 / Prepare

Fix what is underneath

Substrate repair, flashing, and slope come before any product goes down. It is the part of the job you never see, and it decides everything.

03 / Seal + Verify

Install the right system

Materials matched to your surface and exposure, installed to spec, checked before we call it done.

Straight Answers

Questions we hear about this work

How do I know if my deck can be restored instead of replaced?

Moisture readings and adhesion tests answer it definitively. Dry substrate and well bonded coating mean restoration. Trapped moisture or widespread delamination mean the honest fix is deeper. We run the tests during a free assessment and show you the results either way.

How often should a coated deck be recoated?

It depends on sun exposure and traffic, but the practical answer is: when the texture wears smooth or the color chalks noticeably, it is time to look. An assessment every few years costs nothing and catches the window reliably.

Can I change the color of my deck during restoration?

Yes. The new topcoats come in the system's full color range, so restoration is the natural moment to update the look along with the protection.

Is restoration just repainting?

No. Paint is decoration. Restoration coats are part of an engineered waterproofing system, applied at specified thicknesses over verified adhesion, and they carry the system's waterproof and traffic ratings forward.
